The relationship between landlord and tenant can take many guises and there are many pitfalls to avoid.

Many people do not even realise that they have created a landlord and tenant relationship:

• Are you a friend helping out someone for the short term, letting them stay at your property, paying some “keep”?
• Are you a family member that could not see their niece or nephew “out on the streets” and have let them stay in one of your unoccupied properties, rent free?
• Have you ever taken over the responsibility of paying someone’s mortgage payment to help them out?

If so, you may have inadvertently created a tenancy and upon which you are now bound by the various rules and regulations that govern this complex area of law.
