Boundary disputes, unfortunately, are common and can be resolved easily by clarification of the parties’ deeds.

However, not all deeds are clearly drafted and the next stage would be for us to work with a land surveyor who would not only look at the deeds but the geographical and physical aspects of the land in relation to the same.  Further research with regard to earlier OS maps, archives etc can be carried out and the matter resolved by disclosing this information or at a round table meeting between the parties and/or by way of mediation.

If all else fails, we have experience in taking the dispute either before the Adjudicator of the Land Registry or the Court.

We also have expertise in advising on rights of way and applying to the Land Registry to register a prescriptive right of way obtained through long use (20 years).
